This project involved the ambitious conversion of a multi-room Bed & Breakfast into a stunning, single-occupancy private dwelling.

 Located in the charming village of Carlton-le-Moorland, the goal was to strip away the commercial layout and reinstate the property’s status as a premium residential home, optimised for the high-end resale market.

The Challenge - A Total Reimagination:

flow required for modern family living. Our team was tasked with stripping out the existing space and transforming it into a luxurious residential dwelling.

We cleared the interior back to the original shell, removing outdated commercial plumbing, fire-safety partitions, and redundant guest kitchenettes.

Extensive structural recreation was required on this property. By removing non-load-bearing walls, we then opened up the floor plan to create the expansive, light-filled living spaces that modern buyers are looking for. This process allowed us to completely replace the home’s wiring, installing high-efficiency heating systems and modern insulation to ensure the property met current building regulations.

The result is a home that feels brand new while sitting comfortably within its village setting. Highlights of the renovation include:

Open-Plan Living:

The creation of a grand "heart of the home" kitchen and dining area, replacing the former commercial breakfast rooms.

Luxury Master Suite:

Consolidating multiple guest rooms into a single, expansive master wing featuring a walk-in dressing room and a designer four-piece en-suite.

Restored Character:

While the interior is modern, we ensured architectural features were either restored or replicated to maintain the property's curb appeal and village charm.

Every surface was finished to a "gallery standard," providing a neutral yet luxurious palette designed to appeal to the most discerning buyers.

The Result:

By stripping the property to its bones, we eliminated the "patched-together" feel common in B&B conversions. The finished project is a seamless, high-value residence that successfully transitioned from a commercial asset to a highly desirable luxury home.
